Concrete Driveway Maintenance Schedule: Protecting Your Paving Investment

A concrete driveway does not take care of itself. Without regular attention, small problems turn into expensive ones. The good news is that most driveway maintenance tasks are simple and do not require professional help. A few checks each year and one professional visit every few years is enough to keep a properly built driveway going for 30 to 40 years. This guide breaks down exactly what to do and when to do it.

What Should You Do in the First 30 Days After a New Driveway Is Poured?

In the first 30 days, your only job is to protect the moisture inside the concrete. Do not drive on it. Do not let it dry out. The first month is when the concrete goes through its entire hardening process, and heat is the biggest risk.

Fresh concrete does not dry to get hard. It goes through a chemical reaction with water. If the water evaporates too fast, that reaction stops. The concrete looks fine on top but is soft and weak underneath. In Sacramento and across Central Valley cities, summer temperatures regularly top 100 degrees. We stop this moisture loss by spraying the finished surface with ASTM C309 liquid membrane-forming curing compound right after the last trowel pass. This product dries into a thin film across the full surface. It holds the water inside the slab for the 28-day curing period. Next, within 24 hours of the pour, we return with an early-entry walk-behind concrete joint saw to cut control joints. These joints give the concrete a straight line to crack along as it shrinks. Without them, random cracks appear across the surface within days. All of this first-month care follows the American Concrete Institute (ACI) 305R (Guide to Hot Weather Concreting). This standard sets the rules for protecting fresh concrete when air temperatures exceed 77 degrees Fahrenheit.

Can You Drive on the Driveway in the First Week?

No. Most residential concrete needs at least seven days before light foot traffic. Give it a full 28 days before you park a vehicle on it. Driving on fresh concrete too soon leaves permanent tire marks and can crack the surface before it finishes hardening.

Should You Keep the Driveway Wet After the Pour?

If a curing compound was applied, no. The compound does the job for you. Adding water on top of a properly sealed surface does not help and can actually wash the compound away if you use a hose too aggressively.

When Should You Check Your Driveway for Soil Movement?

Check for soil movement every fall, before the winter rains arrive. This is when you can catch gaps and voids beneath the concrete before they fill with water and cause the slab to shift during the wet season.

California soil is the main reason driveways fail. The native expansive San Joaquin clay loam underneath most driveways in the Central Valley swells every winter and shrinks every summer. Each cycle leaves the ground slightly different from where it started. Over several years, the soil pulls away from the underside of the concrete. The slab then carries its own weight across those gaps. The first signs show up at the edges: small cracks running along the joint between the driveway and the lawn, or a hollow sound when you tap the concrete near the edge. When we suspect a void beneath the slab, we test the ground using a dynamic cone penetrometer. This device is pushed into the soil in short, measured steps. Each step tells us how much resistance the soil gives. Soft zones are easy to spot. If voids are found early, we can pump a grout fill beneath the slab before the concrete cracks. This inspection follows the geotechnical assessment standards of the California Building Code (CBC) Title 24, Part 2, Section 1803 (Geotechnical Investigations). This code governs soil evaluation on properties with known shifting soil conditions.

What Does a Soil Void Feel and Sound Like Under a Driveway?

Tap the concrete surface with the handle of a screwdriver. A solid slab produces a dull thud. A slab over an empty space produces a hollow tap sound. You can also rock the concrete gently by pressing on the edge. If it flexes slightly, the support underneath is gone.

How Do You Know When Your Driveway Joints Need Attention?

Your driveway joints need attention when the flexible filler inside them starts to crack, harden, or pull away from the sides. This usually happens within three to five years in California due to UV exposure and heat.

Control joints are intentional lines cut into the concrete to let it move slightly as the temperature changes. Those joints are filled with a flexible polyurethane or silicone caulk. That caulk does one important job: it stops water from running straight down into the base below the concrete. When the caulk fails and water gets into the base, it soaks the ground underneath. The expansive San Joaquin clay loam swells with that water and shifts the slab. Over time, the slab cracks all the way through. If the damage gets to that point, we cut out the broken section and install a grid of Grade 60 steel rebar, #4 bar size, to connect the new concrete to the old. Every crossing point in the rebar grid is tied down with a manual rebar tying tool to hold the bars in position during the pour. This sectional repair work must meet the structural standards in the California Building Code (CBC) Title 24, Part 2, Section 1907 (Slab-on-Ground Minimums). This code defines the required bar size, spacing, and cover for all residential concrete slab repairs.

How Do You Replace Old Joint Caulk?

First, remove the old caulk using a utility knife and a narrow chisel. Clean the joint walls with a wire brush and blow out any dust. Apply a foam backer rod into the joint to control depth. Then fill the joint with fresh self-leveling polyurethane caulk and smooth it flush. Do this task every three to five years or any time you see the old caulk cracking or separating.

How Do You Maintain the Part of Your Driveway That Connects to the Street?

You maintain the driveway approach by inspecting it once a year for settling, cracks, and any height difference between the approach surface and the sidewalk next to it.

The driveway approach is the section that crosses the public sidewalk and connects to the street. Garbage trucks, delivery vans, and utility vehicles cross this zone every week. It takes more punishment than the rest of your driveway. When it cracks or settles, the city may issue a notice requiring you to fix it. Repairs start by removing the damaged concrete and laying a fresh four-inch bed of Class 2 aggregate base. This crushed rock base spreads vehicle weight evenly and gives the new concrete a firm platform. We compact it in passes using a reversible vibratory plate compactor. This machine drives out every air pocket and locks the rock particles together. All approach work in the public right-of-way must follow the City of Sacramento Standard Construction Specifications Drawing T-14 (Driveway Approach Standard). This document gives the exact specifications for concrete thickness, base depth, and slope required for every residential driveway approach in the city.

What Height Difference Between the Approach and Sidewalk Is Considered Unsafe?

California classifies a vertical lip of one-quarter inch or more as a tripping hazard. If one side of the joint has settled that far below the other, repair is required. A grinding tool can shave down a small lip. Larger differences require removing and repouring the affected section.

How Often Should You Check Your Driveway Drainage Pipes?

Check your drainage pipes at least once a year, ideally before the rainy season. A clogged or collapsed drainage pipe will back up water onto the driveway surface and soak the soil underneath.

The pipes that carry water away from your driveway edges need to stay open and properly sloped. We installed Schedule 40 PVC drainage pipe in a trench along the driveway perimeter. This rigid pipe holds its round shape under soil pressure and does not crush. During installation, we use a rotary laser level with a laser receiver to confirm the pipe drops consistently toward the outlet. A pipe that sags in the middle holds standing water inside it and eventually backs up. Also, the overall driveway surface must slope toward the drainage system at a minimum grade required by the California Residential Code (CRC) Section R401.3 (Foundation Drainage). This code states that all concrete surfaces within ten feet of a house foundation must slope at least two percent away from the building.

How Do You Clean a Blocked Drainage Pipe?

Run a garden hose into the inlet of the pipe and check if water flows freely out the other end. If it does not, use a drain snake to clear the blockage. Also trim any tree roots growing near the trench. Roots are the most common cause of blocked drainage lines next to driveways.
